2025 Year-End Crested Butte Real Estate Market Report

46 properties sold in the Crested Butte/ Gunnison area in December 2025, though that number was significantly helped by 20 vacant land sales in the new Upper Prospect area. Many of these parcels had been under contract for over three years. Subtracting those sales would put December 2025’s numbers below 2024’s 34 sales. For the year, there were 4 more sales compared to 2024, and the median price increased by $4,000. In other words, 2025 was remarkably similar to 2024 overall. With interest rates recently falling below 6% (at least briefly), perhaps 2026 will see stronger sales than 2025 or 2024. With such a small market (sample size) these numbers can jump around, so it’s worth comparing these graphs over a period of time.     • Crested Butte South: CB South remains one of the busiest and most popular local areas. Good properties properly priced and marketed often go under contract quite quickly. There are only 12 properties listed, and half of those are under contract.
    • Mount Crested Butte (All Residential): Sales in Mt CB have remained fairly steady with both pricing and volume year over year. For condos only, see below:
    • Mount Crested Butte (Condos/Townhomes):The condo market near the ski area shows an increase in median price, with a slight decrease in sales volume. Days on market is increasing, however.
    • Crested Butte: The median sales price in downtown Crested Butte is approaching $2.5M, even including townhomes and condos.
    • Crested Butte Area: This category includes neighborhoods such as Skyland, Larkspur, Riverbend, Meridian Lake and Trapper’s Crossing. Both sales volume and prices were remarkably similar in 2025 compared to 2024.
    • Gunnison: Sales prices are down slightly, while volume is up. Looking at recent inventory, the lower price points could really use some higher quality listings.
    • Gunnison Area: This includes areas such as Dos Rios, Ohio Meadows, Cranor Hill, and Hartman Rocks. Sales volume and pricing is down YoY.
    • Total Residential Sales: This category covers our entire MLS area, including Lake City, Pitkin, Crested Butte, Gunnison, and points between.
    • Land Sales (Upper valley from CB South through Mount Crested Butte): As mentioned in the start of this market report, the new Upper Prospect development helped volume and pricing. In Mt Crested Butte, the sewer pipe capacity is nearly full, which will necessitate a ~$24M project, paid for by charging an “expansion fee” for new builds (note that this also includes the Meridian Lake area)
    • Land Sales (Total): This category also covers our entire MLS area, including Almont, Lake City, Pitkin, Crested Butte, Gunnison, and other parts of the Crested Butte/Gunnison area. Sales prices and volume are up in 2025
