August 2025 Crested Butte Real Estate Market Report

In July 2025, there were 49 real estate sales in the Crested Butte and Gunnison area. This is the same number as 2024, though behind most of the past 10 years. Inventory at most price points and neighborhoods remained a bit on the low side, although it’s starting to increase slowly. The following year over year graphs compare the previous 365 days with the same period one year ago (i.e. 7/31/2023 through 7/31/2024 versus the same period from 2024 to 2025). With such a small market (sample size) these numbers can jump around, so it’s worth comparing these graphs over a period of time.     • Crested Butte South: CB South remains one of the busiest and most popular local areas. Good properties properly priced and marketed often go under contract quite quickly.
    • Mount Crested Butte (All Residential): Sales in Mt CB have remained steady with both pricing and volume year over yeear. For condos only, see below:
    • Mount Crested Butte (Condos/Townhomes):The condo market near the ski area shows a slight increase in both median price and sales volume.
    • Crested Butte: Sales volume is down considerably in this area, perhaps due to the increasing regulations on short term rentals in downtown Crested Butte that don’t exist in other parts of the area, or simply due to the high price point.
    • Crested Butte Area: This category includes neighborhoods such as Skyland, Larkspur, Riverbend, Meridian Lake and Trapper’s Crossing. This area continues to be a growing one- just drive through Buckhorn Ranch and look at all the new construction there.
    • Gunnison: Sales are similar in Gunnison year over year, with prices up slightly and days on market very short at 62- a sign of the limited inventory in Gunnison. This is a very competitive area to purchase property.
    • Gunnison Area: This includes areas such as Dos Rios, Ohio Meadows, Cranor Hill, and Hartman Rocks. Prices and sales volume are down slightly YoY.
    • Total Residential Sales: This category covers our entire MLS area, including Lake City, Pitkin, Crested Butte, Gunnison, and points between.
    • Land Sales (Upper valley from CB South through Mount Crested Butte): Vacant land continues to be a slow part of the local market, due to the high interest rates and high building costs. In Mt Crested Butte, the sewer pipe capacity is nearly full, which will necessitate a ~$24M project, paid for by charging an “expansion fee” for new builds (note that this also includes the Meridian Lake area)
    • Land Sales (Total): This category also covers our entire MLS area, including Almont, Lake City, Pitkin, Crested Butte, Gunnison, and other parts of the Crested Butte/Gunnison area. As mentioned above, land sales have trended lower in the past couple of years.
